    Site & feasibility

    Site selection, due diligence, and an honest read on whether the numbers work before you spend real money.

    Entitlements & permits

    Zoning, planning commission, and the local relationships that keep an approval from turning into an 18-month delay.

  3. 03

    Design & value engineering

    We price the drawings as they develop and engineer cost out before it gets poured into the ground.

  4. 04

    Build

    Our superintendent on your site. Trade coordination, material logistics, safety enforcement, and a schedule that holds.

  5. 05

    Turnover

    Certificate of occupancy, punch list closed, warranty in writing — and a contractor who still answers the phone.

What size projects do you take on?+

Ground-up commercial from single pads to 50+ acre master-planned complexes, and custom residential in the high-end market. If it's on the Sand Hollow / St. George corridor, we've likely already built near it.

Do you work outside Southern Utah?+

Yes. Nielson Development keeps a second office in Montana and builds across state lines — Montana and Utah carry most of the work, and we've delivered projects in North Dakota and Maui County, Hawaii. Southern Utah is home and where we're deepest, but we go where the right project is.

Can you handle entitlements and permitting?+

Yes. Permits and approvals are part of full-service management. We have been through Washington County and Hurricane City processes more times than almost anyone building today.

Do you develop your own projects, or only build for clients?+

Both. We own and develop our own real estate — the Commerce Complex and Jellystone Zion are ours — and we act as General Contractor for clients. Our own money is in the ground, which tends to change how a contractor thinks about budgets.
